After failing to find a buyer to meet its $24-million asking price, Bluff Point, a 14.7-acre swath of undeveloped property on Paradise Drive in unincorporated Tiburon, is set to be auctioned off June 25 with no minimum reserve.

The property at 2800 Paradise Drive is reportedly the largest remaining undeveloped residential waterfront parcel in Marin County and possibly in the entire Bay Area, featuring more than 2,000 feet of mostly rugged shoreline. It forms half of the Bluff Point peninsula; the other half is owned by the Keil family and is part of a crescent of land that slopes to the Keil family compound, a large main house with smaller homes set among famous gardens and a lagoon.

The parcel also comes with preapproved plans for an as-yet-unbuilt 18,227-square-foot estate, which includes a carbon-neutral 15,240-square-foot main house, a 2,200-square foot guesthouse and a 720-square-foot caretaker’s cottage.
