Developer submits final plans for 42-unit Belvedere complex

The company aiming to redevelop a private community between the Belvedere Lagoon and City Hall has officially submitted its plans to the city, starting the clock on a 30-day review period by staff. It’s the first step on what’s designed to be expedited approval, though the project is already seeing significant opposition.


The application from developer Mallard Pointe 1951 LLC was filed Jan. 26 and is “substantially similar” to the preliminary application filed by the company in June, said Eric Hohmann, a principal of the company. The plans, posted on the city’s website, now feature a geotechnical report, acoustic and traffic-parking studies and a construction-management plan, among other new documents.


Built by the Belvedere Land Co. in 1951, Mallard Pointe currently consists of nine duplexes and a fourplex, for 22 housing units, across three parcels and 2.84 acres along private Mallard Road. The developer seeks to tear down the duplexes and build 42 units and 102 parking spaces in a mix of single-family homes, some with accessory-dwelling units, new duplexes and an apartment complex.
