Belvedere expects to issue Mallard Pointe demolition permit this week

The developer behind the Mallard Pointe project has met about 95% of the conditions needed to obtain a demolition permit, with city staff saying they expect to issue that approval sometime this week. Demolition could begin as early as September — despite pushback from some 100 residents who packed City Hall at a July 9 community meeting to voice their continuing concerns about the project.

 

Just one of the conditions of approval for demolition was outstanding as of July 10 — the city was waiting for developer Thompson Dorfman Partners LLC to formally agree to begin replacing the lagoon bulkheads adjacent to the project within 14 days of starting demolition and to complete that work by Oct. 15.

 

Once the permit is issued, the developer must issue a 60-day eviction notice to current residents. After that 60-day period is up, Thompson Dorfman will have 75 days to complete demolition.

 

The issuance of the demolition permit will mark a major milestone in the six-year effort to redevelop the property, located at 1-22 Mallard Road. The project will replace 22 existing units between City Hall and Belvedere Lagoon with 40 units that are a mix of an apartment building, townhomes, duplexes and single-family homes. Four units must be set aside as affordable for low- and very-low-income households for 55 years.
